How the numbers are built.

See how each line is calculated

Principal and interest use the standard amortization formula for a fixed-rate loan.

Property tax is the annual rate you enter, divided by twelve. Connecticut mill rates differ by town; Nevada rates differ by county and district and are capped by the abatement rules. The defaults are common figures, not the number for a specific home.

Mortgage insurance follows the loan type. Conventional loans under 20% down are shown with 0.5% of the loan per year until 80% loan-to-value. FHA shows the 1.75% upfront premium rolled into the loan and 0.55% per year. VA loans have no monthly insurance; the funding fee (2.15% first use, 3.3% subsequent use, waived when exempt) is rolled into the loan. Lenders set the actual figures.
