Space to lease, a building to sell, or one to buy.

Tenant representation

Finding the space is the visible part. The rest is the lease: term, base rent and escalations, what is included in operating expenses, the tenant improvement allowance and who builds, free rent, renewal options and the exit. I run the search, set up tours, keep proposals and counters in one place, and manage the timeline so you are not signing under pressure a week before the old lease ends.

Landlord and seller representation

Listing a building or a single suite: pricing against real comparables, professional media, marketing to the brokers and prospects who actually lease or buy in that corridor, and qualifying every prospect before your time is spent on a tour. Offers and letters of intent are summarized side by side so the decision is about terms, not paperwork.

Owner-users and small investors

Buying a building for your business, or a small property for income. Plain talk about due diligence: zoning and permitted use, environmental history, the roof and the systems, the rent roll and the leases that come with it, and what a lender will want to see. I work alongside your attorney and accountant and the financing partners who lend on this kind of property, and I tell you when the numbers do not work.

Where. Both states. In Nevada I work through Keller Williams VIP, alongside its commercial division when a deal calls for that depth. In Connecticut, through Lewis Real Estate. Either way, one person is accountable to you from the first call to occupancy or closing.

  • Use. What happens in the space: office, retail, medical, warehouse, light manufacturing, a mix.
  • Size range. Square feet you need now and what you expect in three years.
  • Budget or price. Monthly all-in rent you can carry, or the price range if buying or selling.
  • Timing. When the current lease ends, when you need to be open, or when you want a building sold.
  • Must-haves. Parking, power, loading, ceiling height, signage, drive-time, zoning, anything that is not negotiable.
