Finding the right place
We start with budget, dates and what has to be true for the place to work, then search across the Las Vegas valley or all of Connecticut, not one listing site. I set up tours, tell you what I notice in each unit, and prepare your application package once: ID, income proof and references, ready to send the day you find the one. Good units go fast, and a complete application the same day is what wins them.
The lease explained
Before you sign, we go through the lease term by term: the length, renewal and notice, what the deposit covers and when it comes back, who pays which utilities, and the rules on pets, guests and early exit. On move-in day, photograph every room and every existing mark before the first box comes in. That record is the deposit conversation a year from now, and I will remind you to make it.
Renting now, buying later
For many of my clients the rental is a step, not the destination. I note your lease end date and start the purchase conversation early, usually six to nine months out, so a pre-approval, a down payment plan and a search are ready before the renewal notice arrives.
