How I help
Ready, searching, under contract.
Getting ready
Before the first tour, a lender letter. Pre-approval tells us what you can borrow and tells a seller you are serious. We build a budget around the whole monthly payment, not just the loan, and put the plan in writing: criteria, timeline, financing path and the people we will need.
The search
Saved searches that match the plan, tours set up around your schedule, and honest notes on each home: what I notice, what it would cost to fix, and whether the price makes sense. If you are buying from out of state, I walk the home on video and send you the recording the same day.
From offer to keys
Once the offer is accepted, the dates start. Inspection first, then any repair negotiation; the lender orders the appraisal and underwriting clears the file; the final walkthrough confirms the home is as agreed.
