Pricing and preparation
The price comes from a market review of what has sold and what is sitting, not from a number that wins the listing. Then preparation: the repairs worth making, decluttering, and presentation before the photographer arrives. You get the plan in writing before the sign goes up.
Marketing and showings
Professional photography and video, a listing on the MLS that feeds every major site, and a launch to my Keller Williams network in both states. Showings run on a schedule you can live with, and every showing gets a request for feedback. What buyers say goes into a weekly note to you, along with any adjustment I recommend.
From offer to closing
Every offer gets a side-by-side review: price, financing, contingencies and dates, not just the top line. Once the contract is signed, the buyer’s inspection and appraisal are tracked to their deadlines, and any repair request is negotiated with your bottom line in mind. Clear to close means the lender has cleared the buyer and the final figures are ready.
